當初迅速攫取公眾注意力的納米房(nano flats),號稱香港長期住房短缺問題的一種解決方案,是否正在同樣迅速地失寵?
在兩年前新界一個住宅項目的開發商宣佈比停車位還小的住宅單位時,一位高層據報道說道:就算是住在紫禁城這麼大的地方,皇帝也只能睡在一張床上。
話雖如此,但普通民眾對微型住宅單位的看法似乎發生了變化。上述項目週末的銷售未能引起太大興趣,推出73夥而只賣出了2夥;這個項目內的一些住宅單位面積僅為12平方米(128平方英呎)。
仲量聯行研究主管馬安平稱,納米房興起和流行,主要因為它們對預算有限的買家來說,相對容易負擔;而在房價開始下跌時,對這類房產的需求通常會隨著買家將注意力轉向同等資金能買到的更大單位而重挫。

香港房價已然在下跌之中了。中原地產數據顯示,房價已從8月頂點回落了6.3%;美聯物業上個月表示,11月的一手房銷量有可能創下2016年初以來的最低水平。
而歷史表明,在價格回調時,小型住宅單位往往會受到更大的衝擊:政府數據顯示,在2015-2016年那個調整期中,面積小於40平方米的住宅單位價格下跌了12%,而70-100平方米的跌幅為9%。
對希望借助這波短暫的迷你戶型熱獲利的房屋開發商而言,這將是一個壞消息。去年一輛特斯拉Model X大小的住宅單位售價約為50萬美元。
